Cost of Probate. Based on the Sale price of the Real Estate. We will use as an example a One Million Dollar Home sold.
Court Administration fees: $2,000 - $2,500 depending on Bond Requirements
Attorney Fees: $23,000. Determined by statute and due at the end of the probate.
(Formula 4% of the 1st $100,000 + 3% of the next $100,000 +2% of the balance.)Personal Representative Fee: $23,000 (Executor or Administrator)
Other Costs to Probate: These must be paid as well. Probate doesn’t suspend these expenses.

Home Insurance: (Make sure to update the homes insurance policy as the deceased person is no longer covered. Also, a vacant property can void the insurance policy too. You don’t want to have the house burn down only to find out that the insurance policy doesn’t cover the home anymore.
Association Fees, Maintenance, Utilities, Vandalism.
